3 Story Commercial Building

3 STORY COMMERCIAL BUILDING, proposed by Neil Walter, on the South East corner of Santa Clara Drive and Gates Lane, kitty-corner from the Jacob Hamlin Home.

Currently the historic district is zoned to not allow a commercial building like this. However, a proposal by the developer has been made to amend the Santa Clara City General Plan. If approved this will allow the developer to request an alteration in the zoning of the Santa Clara Historic District, changing the zoning in that area from Residential/Agriculture to Commercial.

 

Currently the design of this proposed commercial building falls short of meeting the Historic District Design Guidelines (A supplement to Chapter 17.76 Historic District Zone) approved by the Santa Clara City Council on June 28, 2017.  The town residents hold a deep reverence for Santa Clara's origin as a town built by Swiss pioneers, and we want to ensure that any changes made in our beloved historic district honor their legacy.

 

Many residents desire this piece of property remain in agricultural use. However, if the city insists on allowing its development, our fervent desire is that whatever is built aligns with the size and design of the historic district structures surrounding it, creating a harmonious blend of past and present.

Please join us in letting the Santa Clara City Council Members know that we are pleading with them to VOTE NO to the proposed General Plan amendment. If this proposal is approved it will create a dangerous precedent for any future development in the Santa Clara Historic District. It will demonstrate that not only is the City of Santa Clara willing to allow large commercial buildings into their historic district, but that the city is not enforcing any of its established guidelines when it comes to the design, size and style of future buildings.

Outlined below is where Neil Walter's current design proposal is not in accordance with
the Santa Clara Historic District Design Guidelines
(approved by the City Council on June 28, 2017).

1. Does not...
Protect the architectural character and fabric of the Historic District (Chapter 1, A.2A pg.4 )

2. Does not...
Increase appreciation for the city's historical and architectural heritage, and create a desire on the part of property owners in the Historic District to replicate and expand its historical character. (Chapter 1, A.2D pg.4)

3. Does not...
Ensure that new development respects the existing character of the Historic District (Chapter 1, A.2E pg.4)​​ 

4. Does not...
Promote economic development opportunities through the creation and maintenance of a special and charming setting which will draw both tourists and residents (Chapter 1, A.2F pg. 4)

5. Does not...
Enhance and further the goals of the Historic District by creating architectural compatibility with existing historic structures (Chapter 1, A4B pg. 5)
 

Why Have Design Guidelines
(As stated in Chapter 2, A-2 page 6 of the Historic District Design Guidelines - Approved by City Council)

"The historic resources of Santa Clara are finite and vulnerable to inappropriate alteration, renovation and demolition. Santa Clara's historic assets are key parts of the community's identity, livability, and through historic tourism, its economy as well. Adherence to Design Guidelines will insure that the historic and unique character of Santa Clara's Historic District will be maintained."
